What CNB demolition covers
- Selective interior demo โ walls, ceilings, kitchens, bathrooms, flooring โ preserving electrical, plumbing, structural items you specify.
- Full residential teardown โ for pre-construction lot prep, with City of Toronto permit and utility disconnection coordination.
- Asbestos and lead paint testing on any home built before 1990 โ mandatory in Ontario, included in scope.
- Designated substance abatement โ when results require it, executed by Ministry of Labour certified subcontractors with air clearance testing before reopening.
- Waste manifest + recycling โ drywall, metal, wood, and concrete sorted; manifest copies sent to you for insurance/legal record.

Interior strip-out: 3โ7 days depending on scope. Full home teardown: 7โ14 days plus 2โ4 weeks for permit and utility coordination. We do not start demo until utilities are confirmed disconnected at the meter.

Yes. We file with the City of Toronto, schedule inspections, provide all documentation for closing or insurance. Permits typically take 6-12 weeks to issue in Toronto 2026.
What if my basement has a low ceiling?
Toronto Bylaw 569-2013 + OBC 2024 require 1.95m minimum (1.9m under beams) for habitable basement. Below that โ we recommend underpinning (+$30-80K) or bench footing.
How long is the typical project?
Basement: 8-12 weeks build. Bathroom: 2-4 weeks. Decking: 1-2 weeks. Demolition: 1-3 weeks. Permit timeline adds 6-12 weeks before build can start.
